The municipality of Villanueva del Arzobispo in Jaén is the cheapest town in Andalusia to buy a used home at the end of 2025, with an average price of 490 euros per square meter, according to data from the Idealista price report.
With a cost 82% lower than the average for the autonomous community, at 2,735 euros/sqm, the study also reveals a strong Andalusian presence in the national ranking of affordable prices. Six Andalusian municipalities are among the 20 cheapest in Spain.
After Villanueva del Arzobispo, the second cheapest Andalusian town is El Carpio (Córdoba), with a value of 491 euros/sqm, followed by Vélez Blanco (Almería), where owners are asking an average of 506 euros/sqm.
The list of real estate opportunities in the region is completed with Moriles (Córdoba), with a price of 516 euros/sqm; Illora (Granada), with 528 euros/sqm; and Beas de Segura (Jaén), which closes the Andalusian presence in this classification with 549 euros/sqm.
In all these cases, the difference with respect to the average regional price exceeds 80%.
The cheapest municipalities in Spain to buy a house in 2025

At the national level, the cheapest municipality in Spain is Almadén (Ciudad Real), with a price of 335 euros/m², followed by two other towns in the same province: Almodóvar del Campo (427 euros/m²) and Socuéllamos (460 euros/m²).
Castilla-La Mancha has the largest number of municipalities in the lower part of the table, including Villacañas, Argamasilla de Alba, Corral de Almaguer, La Solana and Herencia.
Outside the La Mancha and Andalusian markets, the ranking of the 20 cheapest municipalities includes towns in Galicia, such as Leiro (Ourense) and Arbo (Pontevedra), as well as Extremadura, with the presence of Miajadas and Arroyo de la Luz in Cáceres, and Llerena in Badajoz. The Region of Murcia also appears with the municipality of Abarán (523 euros/m²), or Ayora in Valencia.
