The issue of rent on a national scale is a delirium that, at least, is on the agenda of a large part of the population, rising 6.9% compared to 2024. And Seville is no exception to the increase in housing prices, rising 7% on average in all its neighborhoods and placing the average per square meter at €12.9, according to data from Idealista.
This makes it extremely difficult to find an apartment, move to a new one, or even consider the possibility of buying your first property.
The most expensive areas of the city
And although prices are higher in the historic districts of Los Remedios, Triana, Nervión, Los Bermejales, and the Center, the district where rental prices have skyrocketed the most in Seville is none of the above.
According to data provided by Idealista*, these are the districts with the highest price per square meter and the increase this past December compared to December 2024:
- In Triana, the price per square meter was €14 last December, an increase of +6.7%.
- The center district, at €13.9/m2, ranks second as the most expensive district in Seville, albeit with a “moderate” increase of 2.7% compared to 2024.
- Los Remedios: €13.6/m², up 9.8%
- Nervión: €13.2/m2, an increase of 3.7%
- La Palmera – Los Bermejales: €12.1/m2, one of the most expensive; also where rental prices have skyrocketed the most, up 10.2% compared to 2024.
In which districts have rents risen the most in Seville?

Seville has reached historic highs in rental prices, and the neighborhood with the highest annual increase is Cerro Amate.
Specifically, between December 2024 and December 2025, there has been a staggering increase of 12.3%. Meanwhile, just a month ago, the price per square meter was €11.1.
Specifically, the annual increase in this Madrid neighborhood over the last year has been 19.9% between December 2024 and December 2025. With a difference of just over 8 points (11.6%), Ensanche de Vallecas-La Gavia (Villa de Vallecas) follows in second place, and in third place is Niño Jesús, in Retiro, where the average rental price has shot up by 9.8%.
Other districts on the rise are Prado de San Sebastián (€13.4/m2 and an increase of 8.6%); in Macarena and Santa Justa, the price per square meter stands at €11.8, 7.4% and 9.8% more than in 2024, respectively.
Bellavista: December €10.2/m2, +6 .6 compared to December 2024
With a lower incidence, but also on the rise, are Bellavista (+6.6%), Seville East (+4.6%) and San Pablo (1.4%).
