In a rental market reaching record figures in Seville capital, finding affordable housing has become a priority for many.
The price analysis of August 2025 on portals such as Idealista reveals that the cheapest options are in Alcalá de Guadaira and Utrera, both with an average price of 8.2 euros per square meter (€/m²), 30 minutes from the Andalusian capital.
These figures place both municipalities as the most accessible gateway to the rental market in the vicinity of the capital, offering substantial savings compared to the 12.8 €/m² that are recorded in Seville city.
The paradox of Utrera
Despite being one of the cheapest options, Utrera is, paradoxically, the municipality where the rental price has experienced the most drastic rise in the last year: an increase of 17.6%.
This figure, added to a monthly increase of 2.6%, indicates that demand is growing strongly in the area.
For its part, Alcalá de Guadaira has also seen its prices reach an all-time high in August, with a more moderate annual growth of 5.5%, but with a clear upward trend in recent months.
Beyond these two locations, other options below the €10/m² threshold include Mairena del Aljarafe (€9.8/m²) and Bormujos (€9.9/m²). Interestingly, these two municipalities have registered slight drops in their prices over the last month.
